Lease Terms

7) Parking: Dedicated space in front of the home garage.
8) Smoking: No smoking of any kind inside the property.
9) Alterations: No alterations (painting, major fixtures, etc.) without written landlord consent.
10) Subletting/Airbnb: Not permitted without landlord’s written approval.
11) Notice of increase: Any rent increase will comply with Seattle’s 180-day notice requirement and Washington State’s rent cap law.
12) Move-in costs: First month’s rent + security deposit due at signing. Payment plan available for deposits per Seattle law.
13) Landscaping and Yard Maintenance
Option 1: Tenant Responsibility – Tenant shall maintain the landscaping in a neat, clean, and safe condition, including mowing, trimming, watering, and keeping the yard free of weeds and debris. If the landscaping is not maintained to a reasonable standard (e.g., grass exceeds 6 inches, visible weed growth, or unkempt appearance), Landlord may hire a landscaping service to restore and maintain the premises at a cost of $100 per month, which shall be charged to Tenant as additional rent.
Option B: Landlord Provides Service (baked into rent) – Landscaping and Yard Maintenance Landlord-Provided Service. The landlord will provide professional landscaping services (mowing, trimming, and weed control) for the property at a rate of $100 per month, which is included in the monthly rent. Tenant remains responsible for watering plants, light upkeep (such as leaf removal and basic tidying), and notifying Landlord of any irrigation or yard-related issues.
