3. Exhibit a responsible financial history.
– A credit score of 600 or above is preferred. A security deposit equivalent to one month of rent is required if the credit score is 600 or above. If the credit score is less than 600, a month and a half of rent is required.
4. Exhibit a pattern of responsibility.
– A background check will be conducted on all applicants over 18.
5. Receive positive references from all landlords from the previous 5 years.

6. Not have any evictions or unpaid judgments from previous landlords.
Your application will be denied if any of the above tenant qualifications are not met.

– Security deposit is due no later than 24 hours after the application is approved.

– Renter pays all utilities with the exception of water. A $50 water fee will be added to the monthly rent and paid by the landlord.
– Occupancy is limited to 3 people per bedroom.
– No more than 2 vehicles are allowed.
