-Verifiable employment or other income (pay stubs, award letters, bank statements, contracts, or offer letter).
-No unpaid rental debt or unpaid damage balance owed to a current or past landlord.
-Rental history verification confirming lease compliance, no significant lease violations, and no unpaid balances. Eviction actions within the past 3 years will not be considered.
-Credit report may be reviewed for rental debt only. Medical and educational debt is not considered.
-No denial based on criminal history, except as allowed under Seattle Fair Chance Housing (sex-offender registry, if posing a legitimate business threat; must provide documentation and appeal process).
