– Tenant is responsible for snow and ice removal from driveway, steps, and walkways.

Pets:

– Monthly pet fee: $50 per month, due with rent.
– Tenant is responsible for all pet waste removal and any pet-related damages.
– All pets must comply with local licensing, vaccination, and city code requirements.
– Pets may not create nuisance noise, odors, or disturbances.

Smoking / Vaping:
– This is a non-smoking property. No smoking or vaping of any kind is permitted inside the home, garage, porch, or deck.

Rent Payment / Late Fees (Tennessee):
– Rent is due on the 1st of each month.
– A 5-day grace period applies.

Maintenance / Care Standards:
– Tenant must keep the interior of the home clean, sanitary, and in good condition.
– Tenant must report maintenance issues promptly to prevent further damage.
– Unauthorized alterations or modifications are not permitted without written owner approval.

Noise / Conduct:
– Excessive noise, disturbance, or disruptive behavior is prohibited.
