Tenant Pays for All Utilities:
Tenant is responsible for water, sewer, electricity, and all personal utilities (internet, cable, etc.).

Tenant must follow city trash/recycling schedules and properly place/return bins.
Insurance & Liability
Renters Insurance Required:
Tenant must maintain active renters insurance and list “Landlord” as an Interested Party.
Liability for Damage:
Tenant is responsible for any damage caused by negligence, misuse, or guests.
Property Access & Showings
Pre-Move-Out Showings:
Tenant must cooperate and allow showings within the last 30 days of the lease to prospective renters, with proper notice.
Landlord Entry:
Landlord may enter with 24-hour notice for repairs, inspections, or emergencies (Florida law compliant).
Rules & Restrictions
No Smoking:
Smoking or vaping of any substance is strictly prohibited inside the home or garage.
Pet Rules:
Pets must be approved in writing
No aggressive breeds
Must be cleaned up after and not cause damage or nuisance
Guest Policy:
Guests staying more than 14 consecutive days require written approval.
HOA Rules (if applicable):
Tenant must comply with all HOA rules. Any fines for tenant violations will be billed to tenant.
Alterations:
No painting, renovation, or installation of fixtures without written permission.
Parking:
Only use designated parking areas. No RVs, commercial vehicles, or non-operational vehicles without approval.
Move-Out Requirements
Move-Out Condition:
Property must be returned in clean, undamaged, and professionally maintained condition.
