Owner pays for water. Unit has no gas and is all electric. Renter pays for electric, internet and TV. Street only parking. No smoking in the unit. Renter to be responsible for keeping the unit clean and in a habitable state. Owner to do a standard check every 6 months. Appliances to be covered by any warranties by manufacturer for any manufacturer defects. Renter responsible for any damage done to appliances by the renter. Painting and hanging anything on the walls is allowed, but the renter to return walls to original condition. Any damage to unit done by renter to be repaired by renter. No loud parties or get togethers. Neighbors must be respected. Owner reserves the right to upgrade/repair private and common outdoor spaces during normal and allowed times by the City of LA.
