Key Property Management will conduct background screening, including credit, criminal, and eviction history checks. We also verify identification, employment, income, and rental history, and require supporting documentation to be uploaded with the application. All screening is conducted in accordance with applicable laws, including the Fair Credit Reporting Act (FCRA), which requires your authorization prior to any background screening. If an application is denied based on background check results, you may be provided a copy of the report and your rights under the FCRA by contacting TransUnion powered by Asurint. Failure to meet any of these verification requirements may result in application denial.

Once your application fee is processed, you will receive an email from our software provider “Buildium” containing a link to authorize the background check. Please monitor your inbox (and spam folder) for this email and follow the instructions promptly.
Please ensure all employer and landlord contact information is accurate. Failure to provide verifiable and complete information may result in the application being deemed incomplete and ineligible for further processing.
Group Applications: If multiple applicants are applying together to rent the same property, all individuals must meet the screening criteria. Applications are evaluated both individually and collectively. A group application may be denied if one or more individuals do not meet the screening standards, provided that the decision is not based on any protected class and is applied uniformly across all applicants.

Pets: Pets are considered on a case-by-case basis and must be disclosed in the original application. All pets are subject to the Landlord’s approval. Pets must be spayed or neutered, and applicants must submit a current Rabies Certificate with the application for consideration. An additional non-refundable Pet Security Deposit will be required for any approved pets. Any future pets must also be disclosed and approved by the Landlord prior to being brought onto the property.
Note: Service animals and emotional support animals are not considered pets and are exempt from fees, deposits, breed restrictions, or spay/neuter documentation in accordance with the Fair Housing Act and the Texas Property Code. However, they must still be disclosed in the initial application or prior to being brought onto the property as part of a reasonable accommodation request, and appropriate documentation must be submitted for verification.

Disqualifying Background Offenses: Disqualifying offenses may include, but are not limited to:
Violent crimes (e.g., assault, robbery);
Sexual offenses;
Drug-related convictions;
Fraud or identity theft;
Arson;
Felony convictions within the past seven (7) years;
Eviction history within the past five (5) years; and/or
Outstanding balances owed to previous landlords.

Key Property Management reserves the right to deny any applicant based on a criminal background that reasonably indicates a risk to the health, safety, or peaceful enjoyment of the property by other tenants, staff, or neighbors.
All criminal background information is reviewed on a case-by-case basis, taking into account the nature, severity, and recency of the offense, evidence of rehabilitation, and any relevant supporting information provided by the applicant.

Minimum Income Requirement: The household must have a combined verifiable monthly income of at least three (3) times the monthly rent amount. For group applications, income from all applicants may be combined to meet this requirement. Acceptable documentation includes pay stubs, tax returns, bank statements, and written employment verification.

Rental or Mortgage History: Applicants must provide two or more years of verified rental or mortgage history. Applications will not be approved where applicant(s) (or group applicants) have:
1. A foreclosure or eviction within the past five years; and/or
2. An outstanding balance owed to a current or prior landlord.
All references will be verified with your listed landlords.

Credit Score Requirements: A credit score of 650 or higher requires a security deposit equal to one month’s rent. A credit score between 580 and 649 requires a deposit equal to two months’ rent. A credit score below 580 will generally result in denial; however, mitigating circumstances may be considered on a case-by-case basis.

NO SMOKING ALLOWED: Smoking is strictly prohibited inside the unit and anywhere on the premises. No exceptions.
Property Conditions: All properties are leased “AS-IS” unless otherwise stated in the listing or lease agreement. This does not waive the Landlord’s obligation under Texas Property Code 92.056 to repair any conditions that materially affect the physical health or safety of an ordinary tenant. Requests for modifications must be submitted in writing with the application, with approval at Landlord’s discretion.

Tenant Portal Requirement: All approved applicants are required to set up and use an online Tenant Portal through our software provider, Buildium, for payments, communications, and maintenance requests.

Fair Housing Statement: Key Property Management complies fully with all applicable federal, state, and local fair housing laws.
