1. Lease Term
This lease agreement is for a 12-month term, beginning on the move-in date specified in the contract and ending 12 months thereafter.
2. Monthly Rent
The tenant agrees to pay a monthly rent of $1,650 USD, due on the 1st day of each month.
Rent paid after the 3rd of the month may be subject to late fees as permitted under Florida law.
3. Move-In Requirements
Before taking possession of the unit, the tenant must provide:
First month’s rent: $1,650
Last month’s rent: $1,650
Security deposit: $800

4. Utilities Included

7. Maintenance Responsibilities
The tenant must keep the unit clean, sanitary, and in good condition.
The landlord is responsible for structural, plumbing, electrical, and major repairs unless damage is caused by the tenant.
8. Security Deposit
A $800 security deposit will be held and may be applied toward damages, unpaid rent, or any lease violations.
The deposit will be returned within the time period required by Florida law, minus any lawful deductions.
9. Lease Termination
Tenant must provide 60 days’ written notice if they do not wish to renew the lease at the end of the 6 – 12-month term.
Early termination may result in penalties or loss of prepaid rent as allowed by law.
10. Landlord Access
The landlord may enter the unit with reasonable advance notice for inspections, repairs, or emergencies in accordance with Florida statutes.
